What is an EDI 202?

The EDI 202 Secondary Mortgage Market Loan Delivery is the ANSI X12 transaction set used to report mortgage loan information, such as borrower, property and underwriting information, among mortgage lenders, mortgage service vendors and secondary mortgage market organizations.

Lenders sell many loans to investors after closing. Delivering loan data electronically lets the investor check eligibility and price the loans. The major secondary market organizations now specify their own delivery formats based on MISMO XML, so the 202 reflects an earlier generation of delivery.

How to read this diagram: the top row shows who sends the 202, to whom, and which documents usually come before and after it. The lower part shows what X12 release 008010 itself requires: the envelopes around the 202 and the segments and loops the standard marks as required, area by area. Optional loops are listed by the segment that starts them rather than drawn in full. This is the standard's minimum, not a trading partner's requirement: each partner's implementation guide usually makes some optional loops mandatory, restricts the codes and may use a different release.

Structure

Mandatory segments in the 202 (X12 release 008010)

The segments X12 release 008010 marks as mandatory at their level, in order. Segments inside optional loops are needed only when the loop is used. This is the standard's requirement, not your trading partner's: each partner's implementation guide names the release it uses, adds the optional segments it requires and restricts the values. The requirement status comes from one published X12 reference listing and has not been checked against a second source.

Practical example

The 202 in practice

A lender sells a pool of 200 closed mortgages to an investor. It delivers the loan data for each loan, with the borrower, property, loan terms and underwriting results. The investor checks each loan against its eligibility rules and purchases the eligible loans.

Implementation

Implementation considerations for the 202

  • Use the investor's current delivery specification.
  • Validate data before delivery to avoid repurchase risk.
  • Protect borrowers' personal data under applicable law.
  • Keep delivered data consistent with loan documents.
