What is an EDI 197?
The EDI 197 Real Estate Title Evidence is the ANSI X12 transaction set used to transfer the data contained in standard title reports, title commitments and title policy forms of the American Land Title Association, as well as the corresponding state forms.
Before a mortgage closes, the lender needs evidence that the borrower holds clear title to the property: the vesting, liens, easements and exceptions. Receiving title evidence as data lets lenders review it in their loan systems rather than reading paper commitments. The mortgage industry has since adopted MISMO XML standards widely, so the 197 is found mainly in older integrations.
How to read this diagram: the top row shows who sends the 197, to whom, and which documents usually come before and after it. The lower part shows what X12 release 008010 itself requires: the envelopes around the 197 and the segments and loops the standard marks as required, area by area. Optional loops are listed by the segment that starts them rather than drawn in full. This is the standard's minimum, not a trading partner's requirement: each partner's implementation guide usually makes some optional loops mandatory, restricts the codes and may use a different release.
When it is used
- Delivering title commitments to lenders
- Delivering final title policies
- Reporting liens and exceptions on a property

Structure
Mandatory segments in the 197 (X12 release 008010)
The segments X12 release 008010 marks as mandatory at their level, in order. Segments inside optional loops are needed only when the loop is used. This is the standard's requirement, not your trading partner's: each partner's implementation guide names the release it uses, adds the optional segments it requires and restricts the values. The requirement status comes from one published X12 reference listing and has not been checked against a second source.

Practical example
The 197 in practice
A lender orders title insurance for a refinance. The title company searches the records and sends the lender a 197 title commitment with the current owner, the existing mortgage to be paid off, an easement and the requirements to issue the policy. The lender's closing team clears the requirements before closing.
Implementation
Implementation considerations for the 197
- Check whether partners use MISMO XML instead of X12.
- Map exceptions and requirements to closing checklists.
- Identify the property and transaction consistently with the order.
- Track commitments through to the final policy.
